At Leo Kob Co., every project is built on lasting partnership. Our relationship with Luthercare, a nonprofit senior living organization in Lititz, PA, began with commercial service work across their campus and has grown to include emergency response and capital infrastructure renewal.

What began with routine commercial service work evolved into a trusted partnership. Our timely response during an emergency ultimately led to a major capital project that enhanced the facility’s long-term reliability.

Day to Day Commercial Service

We’ve completed dozens of routine work orders for Luthercare:

  • Fixing small leaks
  • Replacing water heaters
  • Performing preventive service tasks

While modest in scope, these requests are essential to maintaining reliable facilities. Our consistency on everyday service builds trust and provides the foundation for larger projects.

System Upgrade for Reliability

One of Luthercare’s apartment buildings relied on a single, aging water heater. Any breakdown meant the entire building was without hot water.

Our approach:

  • Proposed a rack system of four tankless water heaters, supplemented with a storage tank.
  • Designed for redundancy—any unit could be swapped quickly without disrupting service.
  • Delivered a cost-effective replacement that also raised reliability standards.

with zero downtime for residents.

Capital Project Under Occupied Conditions

An after-hours emergency revealed a leak under the slab at Luthercare’s Townhomes wasting ~32,000 gallons per day.

We responded immediately to patch the leak, then developed a long-term solution.

Our approach:

  • Value engineered an overhead piping relocation across four wings.
  • Sequenced the work so the building required only one day of full water shutdown.
  • Coordinated closely with staff and residents to minimize disruption.
  • Kept work areas clean and safe in fully occupied hallways and apartments
